Mortgage Checklist

Information needed to complete an application:

  • Social Security Number and Date of Birth for you and any co-borrowers.
  • Residence address(es) for the most recent 2 years.  If rented, name and address of landlord.
  • Employment history for the most recent 2 years, including dates employed and employer’s name, address, and phone number.
  • Assets Information:
    • Current balances of your checking, savings, retirement, investment, and other accounts.
    • Current values of any other assets being used for qualification purposes, such as vehicles, jewelry, life insurance, or other personal property.
  • Credit Information:
    • List of monthly payments made by you that would not be included on a credit report, such as rent, alimony, child support, etc.
  • If refinancing, details on current loan including lender, account number, outstanding balance, current monthly payment, real estate taxes, and homeowner’s insurance premium.

  

Documents that may later be requested to support information on application:

(not necessary at time of application)

  • Complete copies of statements for all bank accounts and assets being used for qualification purposes, covering the last 2 months.
  • Pay stubs for the most recent 30-day period, including overtime, bonuses, and commission income.
  • W-2 tax forms for the most recent 2 years.  Tax returns for the most recent 2 years may also be required.
  • If self-employed, your profit & loss statement and balance sheet for the most recent 2 years.
  • If separated or divorced, and you wish to have any income from alimony or child support considered, a copy of the divorce decree or maintenance agreement may be requested.
  • If receiving Social Security or Disability, a copy of your most recent award letter.
  • If receiving Pension or Retirement, a copy of your most recent check or bank statement showing a direct deposit.
  • If purchasing, signed copy of sales contract/purchase agreement, along with receipt for earnest money deposit.

  

Documents eventually needed prior to mortgage closing:

  • Homeowner’s insurance declaration page.
  • Flood insurance declaration page, if property is identified as being in a flood zone.

  

Please Note:  Additional documentation may be requested during the underwriting process as a result of information contained in the documents provided.
